Programme Development
Programme development starts with interviews across facilities, HR, and line management. We quantify enclosed offices, collaboration seats, and support areas as a percentage of authorised headcount.
Growth buffers are agreed explicitly—typically eight to twelve percent for corporate clients. The programme becomes the brief against which all test-fit schemes are judged.
Test-Fit Iterations
We produce two to four test-fit options per floor within two weeks of receiving CAD backgrounds. Options explore central core versus perimeter desk strategies and varied meeting-room counts.
Each option includes area schedules, furniture counts, and rough cost bands. Decision workshops use colour-coded plans so non-technical stakeholders can compare trade-offs quickly.
Circulation and Egress
Primary circulation widths follow Dutch building code minima with additional width for peak elevator discharge. Secondary paths are checked for wheelchair turning radii and evacuation flow.
We coordinate with fire consultants when occupant loads exceed standard office assumptions. Refuge areas and assembly points are noted for building management manuals.
Neighbourhood Planning
Departments are grouped into neighbourhoods with shared touchdown zones and lockers. Cross-team collision points—coffee points, print hubs—are placed to encourage informal exchange without blocking flow.
Quiet neighbourhoods receive higher partition heights and acoustic treatments. Sales and trading-style teams may receive alternate ratios after stakeholder sign-off.
Documentation Standards
Final space plans are issued in PDF, DWG, and IFC where BIM coordination is active. Room data sheets list intended use, max occupancy, and MEP allowances.
Version control logs capture changes across design development. Contractors receive a single controlled issue number before tender.
