Discovery Phase

Discovery spans one to two weeks and includes stakeholder interviews, document review, and site measurement verification. Outputs are a confirmed programme and risk register.

Fees for discovery are credited toward subsequent phases when the client proceeds within thirty days. This reduces friction for organisations comparing multiple advisors.

Concept Design

Concept design produces labelled plan options and perspective sketches for leadership alignment. Material mood boards remain indicative until specification phase.

Feedback is captured in a decision log with names, dates, and rationale. Scope creep is flagged when requests exceed the agreed programme.

Design Development

Design development locks plans, elevations, and key sections. Furniture layouts are frozen for MEP coordination while finishes remain flexible within approved palettes.

Weekly coordination calls include client FM, IT, and contractor when appointed. Action registers track open items to tender issue.

Specification and Tender

Specification packages align with Dutch procurement law for public clients and corporate policy for private clients. We support clarification meetings but do not score bids unless contracted as evaluators.

Award recommendations summarise compliance, price, and delivery risk. Clients retain final award authority.

Implementation Support

Site visits during fit-out verify furniture placement, acoustic detail installation, and signage placement. Snagging lists are prioritised by safety and operational impact.

Post-occupancy reviews at ninety days capture lessons for future floors. Continuous improvement updates our internal standards library.
