Each furniture category—desks, storage, seating, meeting tables—receives a performance specification with dimensions, load ratings, and finish codes. Generic descriptions allow competitive tendering.

Alternates are evaluated on compliance scorecards rather than aesthetics alone. Non-conforming bids are rejected with written reasons for audit trails.

Durability and Warranty

Commercial warranties of five years minimum are required for seating and desking. Fabric abrasion ratings are specified for high-traffic zones.

Outdoor or semi-outdoor pieces, if any on terraces, receive weather-resistant treatments and drainage considerations. Rooftop furniture is wind-rated where required.

Modularity and Future Change

Systems furniture is favoured when reconfiguration is likely within the lease term. Fixed built-ins are limited to reception and executive zones with longer horizons.

Spare parts availability for five years is a tender requirement. We document expected lead times to align with construction phasing.

Delivery and Installation

Phasing plans sequence furniture delivery after floor finishes and before IT fit-out where possible. Lift capacity and corridor widths are checked for largest items.

Installation tolerances for desking alignment are specified in millimetres. Snagging includes wobble tests and drawer operation checks.

Cost Tracking

Budget estimates use Q1 2025 EUR pricing from three recent tenders. Currency and inflation adjustments are noted quarterly in active projects.

Value engineering proposals must maintain ergonomic compliance. Savings are reported with any trade-offs in warranty or lead time.
